Full Project Mission

Whether you’re planning a new build or a renovation, I’ll be with you from the very first spark of an idea all the way to the final handover of your project.
This means starting with initial sketches, refining the design to fit your needs and budget, handling all the paperwork and permits, helping select the right contractors, and overseeing the construction process to make sure everything is done with care, on time, and to the highest quality.
My goal is to make the journey smooth and enjoyable while delivering a space you’ll love.
The fee for the full project is calculated as a percentage of the total construction cost. This means the cost of my services scales with the size and complexity of your project, ensuring a fair and transparent arrangement.
As the project progresses—from design through to construction—I invoice based on agreed milestones tied to the overall budget. For projects with separate lots, an additional 2% applies to account for the extra coordination, approvals, and documentation required.
This approach aligns my work with the success of your project and keeps everything clear from the start.

Permit Applications & Regularisations

Most construction, renovation, or even change-of-use projects require a building permit—it’s the legal approval that ensures your project respects urban planning, safety, and environmental rules. You’ll need one before starting new construction, enlarging a building, changing its appearance, or modifying its use (like turning a garage into a studio).

A regularization comes into play when work has already been done without the proper permit. Whether it’s a previous owner’s addition or a small change that was overlooked, regularizing brings the building back into legal compliance. It’s especially important before selling a property or applying for new permits, and it helps avoid legal or financial issues down the line.
The cost of a regularization depends on the complexity of the situation—how much documentation is missing, the extent of the unpermitted work, and the level of research and communication needed with local authorities.

In general, pricing is based on:
- An hourly rate (80€/hour excl. VAT),
- Or a flat fee estimate provided after an initial review of your case.

You’ll first receive a clear proposal outlining the expected time and steps involved. If extra hours are needed, you’ll always be informed before moving forward—no surprises.

Feasibility Study

Before launching into a full project, a feasibility study helps assess what’s possible on your site—technically, legally, and financially. It includes an analysis of the plot or existing building, zoning regulations, budget constraints, and potential design strategies.

This step is ideal if you're considering a purchase or just want to explore the potential of a renovation or construction project, without committing to full design services right away.
Fees are calculated based on the actual time spent on your project, at a fixed hourly rate of 80€/h. It’s a flexible solution—perfect for smaller tasks, early studies, or when the scope isn’t fully defined yet.

You’ll get an estimate upfront, regular updates, and approval is always requested before going beyond the planned hours. Simple, transparent, and tailored to your needs.

Pre-Purchase Advice

Thinking of buying a property but unsure about its potential or hidden issues? A pre-purchase consultation allows you to visit the site with an architect before making a decision. We assess the condition of the building, discuss renovation or extension possibilities, check planning regulations, and flag any risks or constraints.

It’s a smart way to buy with confidence—knowing what’s possible, what’s not, and what the real costs might be.
The price of an architectural consultation with site visit is a flat fee of €250 (excl. VAT). This includes a visit to the site (in Brussels or nearby), a conversation about your ideas and goals, an initial assessment of the building’s potential, and a short written summary afterward.
